It is a Suburban Regional Power Center in a very populated and very popular zone that was poorly served in terms of the needs of the community, with no existing quality businesses, the First Shopping Mall in this City. A Shopping Mall in a zone of welfare and middle-class housing, a zone that was not served previously, lacking in services and recreational areas, a zone with over 300,000 inhabitants and more than 120,000 homes under construction. <br />

This Shopping Mall came to provide service, meeting with the needs of the zone and becoming a place of recreation and meeting for all the family. The influx of people to the Shopping Mall today is an average of 7,000 people a day. <br />

A preliminary market study of franchises was made to decide which businesses where the most suited to demand in the zone, which enabled us to take the right decisions that have led to excellent results. <br />

Absolutely everything, from the planning, the logistics, to the design and execution of work were thought up and realized with the aim of expediting times and avoiding difficulties in the process. This made it possible to develop a shopping mall in a record time of 9 months instead of 12, as was established at the outset. <br />

The accesses are emphasized with large structures of triangular glass covers and the exterior façades were covered with metal paneling that give it a contemporary feel. <br />
<br />
The constructive system was based on reinforced concrete piles, the deepest of which are at 22 meters. The structure is made of metal columns and beams and the roof is made of light panel decks and metal sheet. <br />

The lighting is done with fluorescent luminaires and metal additives to generate different moods inside. <br />
<br />
Zumpango Town Center is the first Shopping Mall in this City. It is a mall that combines the right blend of merchandise to provide all the services in the same place. <br />

We have done several works for the benefit of the community by developing this project, including an access road on Zumpango-Los Reyes highways that serves as a deceleration lane for entering the Shopping Mall and thus prevent the impact of traffic on the main roads. <br />
<br />
Pedestrian paths were made to communicate the Shopping Mall with the neighboring zones, avoiding the hazardous crossing of users by the avenues around the development. <br />
<br />
The “El Cristo” plaza, which is a religious meeting point for people, was remodeled, which though it is not inside the Mall, we decided to respect and restore it for the benefit of the community. <br />

As part of the works in the Zumpango Town Center, and as a donation to the municipality, more than 2 kilometers of wastewater pipeline were put in to carry all the wastewater from the Shopping Mall to the municipal collector. <br />

All the bodies of the shopping mall are fully communicated by means of their common areas. <br />
<br />
Three roofed public walkways were designed that communicate the parking lot and the accesses of the shopping mall with the zones of public transport stops. <br />
<br />
An open-air forum was designed for approximately 50 people and for the use of the community. <br />
<br />
The parking lot is formed by 3 main communication blocks and a two-way perimeter road at the front of the mall. <br />
<br />
The shopping mall’s food court is an open and roofed place. It was fitted out with plants and furniture in order to generate a peaceful and friendly environment, which has become a place for people to meet up and socialize. <br />

As part of the Shopping Mall’s outfitting, furniture and fittings both inside and outside were used that are in harmony with the design of the Mall. Plants were used in jardinières and 1000 trees were planted in the parking lot area as reforestation of the area. The species used were Indian laurel, Italian cypress and ficus. A fountain was also designed in the main lobby. <br />

The constructive system was based on reinforced concrete piles, the deepest of which go down to 22 meters where they rest on firm ground. From the foundations, the metal column and beam structure was built and it forms the various bodies of the Shopping Mall. The roof structure is made of light panel decks and metal sheet. <br />

The land was improved first in order to receive the platforms from where the structure of the Shopping Mall rises. <br />

The mall is designed in such a way as to enable the proper circulation of natural air, avoiding the installation of mechanical systems for the injection of air, achieving a considerable saving of electrical energy as well as unnecessary expenditure on equipment. <br />

Zumpango Town Center is a large-scale urban project that combines urban development, economic development, social development and environmental protection to guarantee the quality of life of the users. <br />

A large part of the area of the premises were set aside for the creation of green spaces. <br />
<br />
The mall is designed in such a way as to enable the proper circulation of natural air, avoiding the installation of mechanical systems for the injection of air, achieving a considerable saving of electrical energy as well as unnecessary expenditure on equipment. The adjustments were: Domes designed with technical and lighting properties that allow for the passage of natural air towards the interior of the mall, large windows at the top of the façades, as well as open-air areas. <br />

In the process of forming platforms, the land was irrigated with treated water to avoid the propagation of suspended particles in the environment and thus prevent environmental pollution during the construction of the Mall. Also, during the transportation of the excavated earth and its movement, the trucks were protected using tarpaulins to prevent the propagation of dust in the environment and the rubble was taken to dumps authorized by the city government. <br />

Significant reforestation was carried out by planting 1000 trees were planted in the parking lot area. The species used were Indian laurel, Italian cypress and ficus. <br />

A site was established for parking bicycles, located in an area of the parking lot close to the main entrances to the Mall next to the area of shopping carts. <br />

Zumpango Town Center has a treatment plant with NOM 003 quality water, which is used to supply the bathroom fittings of the commercial premises and to water all of the Mall’s green spaces. It has an all-year-round supply of water for these uses, without the need to use potable water. <br />

With respect to the capture of rainfall, two strategically-located wells were made to hold all the rain that falls from the roofs of the mall, in order to replenish the zone’s aquifers. All of the water is directed towards the same end and the water that is not filtrated is sent to a storm tank with a sufficient volume for rainfall to avoid saturation of the municipal collector tank and avoid flood damages in the zone and saturation of the mains line. <br />

The absorption wells were situated as a result of a geohydrological study to determine the most suitable point. <br />
